Hallowell

Hallowell is small, sits on the Kennebec immediately south of Augusta, and has a downtown that punches far above the town's size.

It is the kind of place people get attached to, and the housing reflects that.

The housing

A dense stock of 19th century houses, a lot of it Federal and Greek Revival, much of it on the hill above Water Street. Well kept and priced accordingly for the area.

Old means the usual inspection list, and in a town like this the quality of past restoration work matters a great deal to value.

Why people pay more here

Water Street, essentially. Restaurants, music and a walkable centre, with Augusta's jobs and services two minutes away.

Who to call

Emma Noonan, Hallowell realtor

Emma Noonan is a REALTOR with Fontaine Family - The Real Estate Leader who works Hallowell. Both sides of the deal, with the rural diligence that Maine property actually needs. Reach her at (207) 787-1166.

Hallowell sits inside the area she works week in and week out, so what she tells you about the town comes from closings and showings there rather than from a market report.

Questions

Answered plainly.

Why is Hallowell more expensive than Augusta?

The downtown, and the historic housing stock. Hallowell is small and walkable with a strong dining and music scene, and that scarcity shows in the prices. Augusta offers more house per dollar if the downtown is not the point for you.

Is the historic housing a problem to own?

It is a known set of questions rather than a problem. Wiring, lead, heat and tank, roof and chimney, and in a historic town the standard and permitting of previous restoration work is worth checking carefully, because it affects value here more than elsewhere.
