Windham

Windham is the commercial heart of the Sebago Lake region and one of the faster-growing towns in this part of Maine.

It offers something unusual for the area: a lot of newer housing stock, which means fewer of the age-related questions that dominate elsewhere.

What you get

Subdivision and newer construction, older village property, rural acreage, and waterfront on Sebago and the smaller ponds.

More of Windham is served by public water than the surrounding towns, though private well and septic is still common outside the corridors.

The trade-off

The Route 302 corridor carries the area's shopping and the summer traffic that comes with a lakes region. Convenient, and busy. Worth driving at the time of day you would actually be driving it.

Who to call

Emma Noonan, Windham realtor

Emma Noonan is a REALTOR with Fontaine Family - The Real Estate Leader who works Windham. Both sides of the deal, with the rural diligence that Maine property actually needs. Reach her at (207) 787-1166.

Windham sits inside the area she works week in and week out, so what she tells you about the town comes from closings and showings there rather than from a market report.

Questions

Answered plainly.

Is Windham a good place to buy?

For buyers who want newer housing with Portland around half an hour away and lake access nearby, it is one of the stronger options. The trade is the Route 302 corridor, which is convenient and busy, particularly in summer.

Is Windham on public water and sewer?

More of it is served than the neighbouring towns, especially along the main corridors, but plenty of property is still on private well and septic. It is address-specific and worth establishing early.
